TROPICAL CLIMATE ~ BUILDING & CONSTRUCTION

BUILDING & PLANS OF STEEL STRUCTURAL DESIGN

CYCLONES & TERMITE
PROOFING

Cyclone building standards in the Pacific Islands prioritize tying down structural elements from roof to foundation, often adopting Australian/New Zealand standards (AS/NZS 1170.2, AS4055) for high wind loads. Key requirements include 4-sided hipped roofs with  max pitch, 900mm max eaves, and strong structural connections (hurricane straps) to prevent uplift.

Key Cyclone-Resistant Construction Principles

  • Roof Design: Hipped roofs are superior to gabled roofs as they distribute wind loads better.

  • Structural Tie-Downs: A continuous load path must exist: roof to walls, walls to floor, floor to stumps, and stumps to foundations.

  • Elevation & Foundation: Elevated concrete or wood foundations (stilts) help manage water and wind.

  • Building Shape: Simple rectangular shapes with low eaves minimize uplift.

  • Materials: Pine posts (thick and strong) or steel framing is used, especially for new, resilient, "build-back-better" initiatives.

Standards and Implementation

  • Fiji: Uses the National Building Code of Fiji (NBCF), which aligns with AS4055, though enforcement in rural areas is challenging.

  • Cook Islands: Similar strict codes exist, focusing on bracing wall spacing, roof pitch, and material strength.

  • Resilience Focus: Newer standards, particularly after cyclone Winston, emphasize "Build Back Better" concepts to withstand higher category storms (up to Cat 5).

Key Termite Proofing Methods

  • Physical Barriers (Best for New Construction):

    • Stainless Steel Mesh: High-grade mesh (e.g., 304/316) is placed under slabs, around pipes, and within masonry to block entry.

    • Crushed Granite/Stone: A specific particle size, often used around foundations, which termites cannot move or penetrate.

    • Metal Shielding: Caps on top of stumps and piers,, forcing termites to build visible mud tubes.

    • Termite-Resistant Timber: Using chemically treated or naturally termite-resistant wood for building frames.

  • Chemical Barriers (Soil and Wood Treatments):

    • Soil Treatment (Liquid Termiticide): A liquid chemical barrier is applied to the soil under and around the foundation (e.g., Termidor, Premise).

    • Drill and Inject: For existing homes, holes are drilled around the foundation to inject chemicals.

    • Borate Wood Treatment: Sprays or foams are applied directly to wood during construction to kill termites and prevent future infestations.

  • Baiting Systems:

    • In-ground Bait Stations: Placed around the home perimeter, these contain materials that, when shared, disrupt the termites' ability to molt and eventually kill the entire colony.

  • Structural Prevention (Maintenance):

    • Moisture Control: Fixing leaky pipes, ensuring proper drainage, and reducing humidity to make the environment less attractive.

    • Gap Sealing: Sealing cracks in concrete foundations and where utilities enter the building.

    • Landscaping Hygiene: Keeping firewood, wood debris, and mulch away from the foundation, and ensuring plants do not touch the house.

  • Specialized Treatments:

    • Fumigation: "Tenting" a building with gas (e.g., sulfuryl fluoride) to eliminate extensive drywood termite infestations.

    • Heat Treatment: Raising the temperature of wood to at least  for 30 minutes to kill termites, often used for furniture or specific structural elements.
